I specialize in doing full-cycle bookkeeping for property management companies. Here are my daily tasks and ways of doing things easily and confidently:
1. Checking and managing emails from various sources.
2. Uploading and processing bills/invoices
3. Verify with the vendor's ledger/tenant's ledger for any unbooked bills/invoices before coding
4. Recording payments(autopay), processing and tracking bills, ensuring approval will be done before due dates
5. Paying bills(only to the extent I am allowed)
6. Process, record, and book bank feeds, ensuring the system accounts for daily transactions.
7. Check unpaid bills daily and ensure they go to the proper staff for immediate action and payment
8. Bi-monthly and monthly bank and credit card reconciliation
9. Accounting for staled checks and uncleared transactions and elevating such concerns to the supervisor.
10. Financial diagnostics, ensuring security deposits are collected and properly accounted for and deposited, and prepayments are applied according to the following application as stated in the lease.
11. Financial Report review and analysis, ensuring that transactions are correctly and adequately categorized.
12. Recording tenants' charges and receipts, making deposits, and ensuring all collections are deposited.
13. Reading lease, every time there's a move-in, making sure that ledgers are correctly set up and bills and charges are correctly categorized and accounted for,
14. Always available for any tenant's inquiry regarding their ledgers, new charges, waiving of late fees, and other billing and financial concerns
15. Get all information and charges to notice tenants before moving out, ensuring all charges and bills are posted and charged.
16. Ledger cleans up, and Triple tied out.
17. Always available to answer the team's inquiries, always lending a hand to ensure that issues and problems will be dealt with and solved to the extent of my knowledge, ability, and sanity.
