I will take the contract to close with all touches, schedules, emails, phone calls, follow-ups and enter it into your system. I have systems and processes that keeps the file on time and moving through the process.
INTAKE TASKS
-Review the contract for compliance and completeness.
-Send the agent an email outlining important dates and contact all parties involved in the transaction including the lender, title company, client and co-op agent;
-Introduce ourselves and request that all paperwork and communications related to the transaction flow through us.
-Establish a file in your Broker system of record, upload documents and contact information.
-Send for signatures on all disclosures.
CONTRACT MANAGEMENT
-Coordinate the timely satisfaction and removal of all contingencies and keep you informed of the progress to stay on track for a timely closing.
-Order all HOA/CDD/Condo Doc’s
-We provide weekly status updates with the lender and title/escrow status updates and more frequently when necessary.
-Coordinate inspections with you, the inspector, the Buyer and the co-op. If applicable.
-As documents are submitted, we upload to your broker’s compliance site, in a timely fashion and we work through the transaction process.
PRE-CLOSING
-Final audit of file and submit to broker’s compliance.
-Obtain / fill out broker disbursement for agent and submit to title.
-Receive pre closing ALTA/HUD from title/escrow and send to broker.
-We provide clients with reminders to connect or disconnect all necessary utilities with contact numbers and websites.
-We send an email reminder to secure homeowner’s insurance.
-We have a new resident email we send out with the list and contacts for all utilities in the area.
-Verify loan commitment with client’s lender, provide copies and notify you of any problems in underwriting.
-Schedule final walkthrough and closing with your clients, the title company and you.
POST CLOSING
-Obtain final signed closing disclosures and upload to your system or record.
-Provide a congratulatory letter to your buyer(s) or a thank you letter to your seller(s) prompting them to leave a review for you with clickable links.
-Add your client to your contact database with their new address and email to be added to your past client drip campaign.
-Send your customers evaluation email to your customer with your review link.
