SHORT-TERM RENTAL OPERATIONS MANAGER | AIRBNB | PROPERTY MANAGEMENT | REVENUE
I’m a hands-on Short-Term Rental Operations Manager with experience managing up to 53 condominium units across Metro Manila, taking properties from setup and launch all the way through daily operations, guest experience, maintenance, and revenue optimization.
I started with one property in 2022 and helped build the operation to a 53-unit portfolio, developing the SOPs, KPIs, workflows, and systems needed as the business grew. I’ve handled the work behind the listing, not just the guest messages.
My experience covers property research, market and competitor analysis, renovation and property setup, Airbnb listing management, reservations, guest communication, cleaning and turnover, inventory, maintenance coordination, vendor management, owner reporting, and day-to-day property operations.
On the revenue side, I personally manage pricing strategy using PriceLabs, while also analyzing competitors, demand, seasonality, holidays, events, occupancy, ADR, RevPAR, property characteristics, and booking activity. I use this information to make pricing decisions designed to improve both bookings and revenue.
I’m also comfortable being hands-on when the operation requires it. I’ve coordinated cleaners, maintenance teams, contractors, designers, suppliers, and property staff, and when the team was short-staffed, I’ve personally stepped in to handle cleaning and property preparation.
My portfolio experience includes Superhost operations, a 4.8★ average rating, and guest response times of approximately one minute. I’ve also worked directly with property owners and investors, including overseas clients, providing operational updates, revenue and expense reporting, maintenance coordination, and recommendations.
Beyond STR, my background in real estate, international property sales, customer service, project management, HR, and finance gives me a broader understanding of the business behind the property, not just the day-to-day tasks.
