During my Property Management career, I have had the opportunity to collaborate with various property management companies, where I developed a comprehensive skill set. My experience includes managing the marketing of vacant units, collecting rent, leasing properties, and handling evictions, escrow, delinquencies, getting rental licenses and renewals, and bookkeeping. Additionally, I have worked on payment plans with tenants, facilitated lease signings, and completed the move-in process. I am also well-versed in dealing with Section 8 failed inspections and abatements, rent collections, transaction entries, leasing (RFTA), accounts payable, receivable management, management fee creation, owner disbursements, and sending owner packets, as well as paying property taxes, utility bills, and overseeing repairs and maintenance of occupied units. I also assisted leasing agents with rental applications and conducted screening reports.
As a maintenance coordinator, I managed numerous responsibilities, including handling incoming tenant maintenance requests and answering tenant inquiries. I worked with tenants to resolve HOA violations and registrations, created work orders, and oversaw property maintenance and repairs. With a strong knowledge of construction, I completed make-readies and unit turnovers, managed city violations, POS violations, and abatement processes for Section 8 tenants. I addressed tenant concerns, coordinated with insurance companies, and scheduled appointments with adjusters.
In addition to my extensive knowledge in property management, I am proficient in software such as AppFolio, Buildium. I have employed CRM tools like Monday, Asana, LeadSimple, and ClickUp, and have experience with leasing software including Zumper, ShowMojo, Zillow, Tenant Turner, and TurboTenant. I am also an advanced user of Microsoft Word and Excel.
Regarding HOA management, I served as the primary point of contact for all HOA-related matters, addressing inquiries and concerns from homeowners and tenants. I managed financial duties such as collecting dues, creating budgets, and ensuring timely payments for maintenance and utilities.
Additionally, I have worked alongside various real estate agents as an unlicensed Virtual Assistant. In my role as a Real Estate Acquisition Manager and Cold Caller, I utilized the MLS to identify properties for investors, conducted comparable market analysis, and sent contracts to sellers. I made cold calls and followed up through calls, texts, and emails using tools such as MojoDialer, RingCentral, Google Voice. I have made offers and closed deals.
