I am a seasoned Data and Marketing Manager specializing in the U.S. vacant-land real estate industry. I help land-buying companies turn raw property data into targeted marketing campaigns, organized acquisition pipelines, and actionable performance insights.
My experience covers the full marketing-data lifecycle—from identifying promising markets and building highly targeted property-owner lists to launching campaigns across Direct Mail, Texting, and Cold Calling and measuring their results through customized dashboards and reporting systems.
I have managed large property datasets across multiple U.S. states and markets, applying detailed targeting criteria such as acreage, ownership duration, owner age, property value, tax delinquency, absentee ownership, ownership type, mailing-address differences, and other acquisition-specific filters.
My core areas of expertise include:
Market Research and Selection
* Conducting in-depth county and market analysis for land acquisition campaigns* Evaluating property activity, pricing, resale potential, competition, and market velocity* Recommending target counties, acreage ranges, and owner profiles based on company buy boxes* Translating acquisition goals into measurable and practical list-selection criteria
Marketing List Generation and Management
* Building, cleaning, filtering, deduplicating, and formatting large property-owner datasets* Preparing campaign-ready lists for Direct Mail, Texting, and Cold Calling* Performing and coordinating skip tracing to obtain reliable owner contact information* Creating formulas, workflows, and quality-control systems for identifying duplicates, unwanted ownership types, invalid records, and formatting issues* Ensuring that every marketing list follows the company’s targeting strategy before deployment
Multi-Channel Marketing Coordination
* Coordinating mailing schedules, campaign frequency, list changes, and formatting requirements with mailing service providers* Reviewing and approving mailer proofs before production* Preparing and handing off properly formatted texting and cold-calling lists* Monitoring campaign volumes, market allocation, lead generation, and marketing spend* Working closely with front-end marketing tea-----------mbers to identify list, delivery, and response-quality issues
CRM Data Management and Lead-Pipeline Reporting
* Maintaining consistent lead sources, tags, statuses, and pipeline definitions* Identifying missing or inaccurate CRM data that may affect reporting* Coordinating with Lead Managers, Operations, Acquisitions, and leadership to resolve data-quality issues* Designing audit processes that help prevent leads from falling through the cracks* Connecting marketing activity with lead, appointment, offer, contract, and closed-deal outcomes
Performance Dashboard Development
* Building and maintaining customized dashboards in Google Looker Studio* Connecting CRM and marketing data to create clear, leadership-ready reports* Tracking KPIs such as lead volume, net lead rate, appointments, attended appointments, offers, signed contracts, cancellations, conversion rates, cost per lead, marketing spend, and channel performance* Creating calculated fields, blended data sources, date-based reporting, and market-level comparisons* Developing dashboards that allow management to evaluate team performance, marketing effectiveness, acquisition results, and overall funnel health* Turning complex datasets into simple visual insights that support better business decisions
Process Improvement and Automation
* Developing SOPs for list preparation, data cleanup, CRM management, audits, and reporting* Creating advanced spreadsheet formulas and Google Apps Script automations* Improving repetitive workflows involving large datasets* Designing operational tracking systems, research scorecards, task-management processes, and quality-control checks* Identifying bottlenecks and recommending practical improvements based on data
Some of the projects I have handled include:
* Managing annual marketing plans covering hundreds of thousands of direct-mail and texting records
* Preparing and analyzing campaign lists across multiple U.S. states
* Building performance dashboards for marketing, Lead Managers, Acquisitions, Dispositions, and leadership
* Conducting funnel analysis to identify appointment, offer, contract, and cancellation issues
* Developing a specialized Oklahoma tax-delinquent property research project from millions of raw records down to a highly targeted acquisition list
* Creating market-selection and resale-velocity studies to guide county and acreage targeting* Designing CRM lead-audit and call-audit reporting systems
* Building compensation trackers, campaign-spend reports, operational scorecards, and automated spreadsheet workflows
I am highly detail-oriented, analytical, organized, and comfortable working with large volumes of data. More importantly, I understand that clean data alone is not enough. The goal is to turn that data into campaigns, reports, and systems that help a real estate company acquire better properties, reduce wasted marketing spend, improve team accountability, and make informed decisions.
I work well with business owners, operations teams, acquisition managers, Lead Managers, marketing vendors, researchers, and other stakeholders. I can independently manage complex projects while communicating issues, findings, and recommendations in a clear and practical way.
